What's Included

Complete Insulation Takeoff

Every insulation takeoff is 100% drawing-referenced — every layer, R-value, and thickness tied to a specific wall section, roof assembly, or mechanical drawing.

Batt & Blanket Insulation

Fiberglass and mineral wool batt — SF by thickness, R-value, and facing type (kraft, foil, unfaced). Wall, floor, and ceiling applications separated.

Rigid Board Insulation

EPS, XPS, polyisocyanurate, and mineral wool board — SF by thickness and R-value. Roof, wall, and below-grade applications with tapered insulation slopes noted.

Spray Polyurethane Foam (SPF)

Open-cell and closed-cell SPF — BF (board-feet) by thickness and application area. Roof deck, wall cavity, and rim joist applications separated.

Pipe & Mechanical Insulation

Fiberglass, mineral wool, and elastomeric pipe insulation — LF by pipe diameter and insulation thickness. Fittings, valves, and equipment insulation counted separately.

Acoustic & Specialty Insulation

Acoustic batt in partition assemblies, duct liner and wrap, equipment pads, and specialty thermal barriers — SF and LF by assembly type.

Excel Workbook + Annotated Markups

Quantities in Excel organized by building zone, floor level, and insulation type — with annotated PDF markups tied to wall sections, roof details, and mechanical drawings.

Why Choose Us

The Union Estimating Difference

Thermal Envelope Expertise

We read wall sections, roof assemblies, and energy compliance details to identify every insulation layer — not just the primary cavity fill.

R-Value & Thickness Tracked

Every insulation item is quantified with its specified R-value and thickness so your bid matches the energy compliance requirements.

Mechanical Insulation Included

Pipe, duct, and equipment insulation are included when mechanical drawings are supplied — MEP and building envelope insulation in one deliverable.

Fixed-Fee Quote Before Work Begins

We review your drawings and provide a firm fee before starting. No hourly billing, no surprises.

48–72 Hour Standard Turnaround

Most insulation takeoffs are delivered within 48 to 72 hours. Rush delivery available.

Design & Engineering Excluded

We quantify from your supplied drawings. Energy modeling, thermal compliance review, and installation are not included.

Delivery Packages

Quantity-Only or Cost Estimate

Two delivery packages available. Quantity-Only delivers measured quantities with no pricing. Cost Estimate adds agreed material and labor pricing using our proprietary database and current supplier quotes — all assumptions documented.

Quantity-Only Package

  • All measured quantities in Excel — LF, SF, CY, unit counts by type
  • Annotated PDF markups showing every counted item
  • No pricing, no labor rates — quantities only
  • Use with your own pricing or subcontractor quotes

Cost Estimate Package

  • Quantity-Only: SF, LF, unit counts, and annotated markups — no pricing
  • Cost Estimate: material pricing from proprietary DB + current supplier quotes
  • Labor pricing based on trade productivity and documented wage assumptions
  • Waste and coverage allowances noted per insulation type
  • RSMeans used only for government/DOB work where required by scope agreement
